What is deed of reconveyance?

A Deed of Reconveyance is a legal document that signifies the full repayment of a secured debt, typically a mortgage, thereby releasing the lien from the property title held by the lender. This deed is issued by the trustee to the borrower once the mortgage has been paid in full, effectively transferring ownership of the property back to the borrower free and clear of any claims from the lender. The Deed of Reconveyance is recorded with the county recorder's office or similar local government entity to officially remove the lender's interest from the property records, providing public notice that the debt has been satisfied and the borrower now holds unencumbered title to the property. This document is a critical component of the property transaction process, ensuring that the borrower's ownership rights are fully restored and recognized after the completion of mortgage payments.
