What is deed of reconveyance?

A Corporate Deed of Reconveyance is a legal document issued by a corporate trustee, signifying that a borrower has fully paid off the mortgage or deed of trust on a property. This deed is used to clear the lien from the property title, officially transferring the property title back to the borrower, free and clear of the previous encumbrance. Typically, it is used when a corporate entity acts as the trustee holding the title to the property as security for a loan. Upon the loan's full repayment, the corporate trustee executes this deed, acknowledging that the borrower has satisfied the terms of the loan agreement, thus nullifying the trustee's hold or claim on the property. The document is then recorded with the county recorder's office or similar local government entity to officially update the property records, ensuring the borrower's unencumbered ownership of the property. This process is critical for the borrower to have clear title, enabling them to sell or refinance the property without issues related to past liens or claims.
